Manage rentals with confidence

A practical guide for Kenyan landlords and property managers—from adding the first property to recording rent, following arrears and producing owner reports.

Start in the right order

1. Add property
Add the building or estate and its location.
2. Add units
Create unit names, rent amounts and occupancy status.
3. Add tenants
Record tenant contacts, move-in details and assigned unit.
4. Record rent
Post payments and confirm balances and receipts.

Works even when tenants do not use an app

NyumbaLedger gives the landlord several ways to keep reliable payment records:

  • M-Pesa SMS entry: paste or record the confirmation details and allocate the payment to a tenant.
  • Cash collection: record the collector, date and amount, then issue a numbered receipt.
  • Bank or other payment: record a reference and payment channel without requiring a tenant account.
  • Statement import: import supported CSV records and reconcile them against tenants and units.

What the guide covers

Properties and units • tenants and leases • rent and arrears • receipts and reversals • charges and deposits • maintenance and inspections • suppliers and expenses • staff roles • PDF owner reports • tenant notices • CSV exports • backups and security.

Free for small landlords

You can start with up to 9 active tenants free. Upgrade only when your portfolio grows or you need more capacity.
